How Commercial Projects Get Started in Burlington | CITY OF BURLINGTON: (BurlingtonNC.gov)
City of Burlington issued the following announcement on March 1.
Have you ever wondered how commercial projects get started in Burlington? The process is outlined in Burlington’s Unified Development Ordinance ( https://www.burlingtonnc.gov/.../Unified-Development...)
Part of a new development is an initial meeting with staff called a Pre-Application Conference. Following this meeting, most projects go right on to a Site Plan review by the City’s Technical Review Committee (TRC), a group consisting of all the City’s development-related experts. After the TRC’s review is done, a project can begin to apply for their building permits and begin construction!
Looking at the new 7-Eleven at 2751 Maple Ave. This project had its Pre-Application Conference in June of 2021, which was shortly followed by a formal TRC Site Plan submittal in August of 2021 that was approved in December of 2021.
Now the project is nearing completion in February 2023. All in all, that’s about 30 months (2.5 years) time from initial discussion with the City, breaking ground, to obtaining a new building in Burlington!
When a property is redeveloped, it’s an opportunity to seek improvements as well. For this particular site, NCDOT, City Engineering, and the two property owners came together to consolidate access to these two properties. This allows for a more efficient transition of vehicles both to and from the site from Maple Ave.
The UDO requires that a site with new development provide landscaping. As you can see along the sidewalk is landscaping installed along Maple Ave. This type of landscaping is called “Streetscape” and is meant to abut a street to soften the view of development from the street.
